Building my double garage at last!

Hi all.
I have for a while been planning to rebuild my garage into a double!!
I have now formulated a 2 stage plan
Fortunately,I dont actually need to get planning permission, BUT!! due to planning rules,I have to abide by,I am going to build in block, not in wood like a big shed!
STAGE 1.
I will either extend,or totally rebuild the existing garage you see in the att photo.
Depending on the viability of the existing bit that forms the boundary wall, which I really would like to keep as is!
It will be 5.175m wide x 5.750m long. Leaving a 1m wide path down the side to the house!
The housing estate layout means that any visitors or emergency services have to approach from the rear service road, the front is pedestrian, and a long walk to the front door! so blocking the whole area off with a garage is not an option!
I have just secured locally, a very good 3yr old 4.4m automatic double roller door complete for £150.
Dark red same as the TR6!!
I am also having made, when I am ready for it,by a contact in the business a large 20ft long x 7ft drop roller blind/screen type affair in clear h/d plastic sheet, that will attach to the outer beam supports of the carport, and drop down to form a good wind and rain protector, removing the need for the heavy and cumbersome wind break I hastilly knocked up last year!
This will give me a really nice open working area with the garage door open, and the screen down!!
I am going to extend the existing galvanised roof for now.
Will only need to buy 2 more sheets to do that with!!

STAGE 2
Will be to make the ^ loft area later this year if/when funds allow!
I will have to store all the parts in the shed in the spare bedrooms for now,"not married "

Then junk the shed, dig out and lay an extra concrete slab 5.75x3m for the new floor area, take a bit of existing garden wall down.
I will have to either concrete or block pave the existing 6m x 3.5m drive area under the carport!!
Find a good local builder/brickie that can do the blockwork, and fit the door and window in the rear.
Possibly the slab base and also to do the flat roof if the price is right, but I can do that if needs be!

Now a BIG!! favour to ask??

Are there any Classic car/Rover/TR/Triumph owning builders frequenting this forum, local to me in the BS37 area of South Glos, that fancy a bit of " SHHH!!! " cash in hand, holiday or classic car resto money??
I am fully prepared to book a week off and get stuck in with you to speed things up! Or a couple of busy weekends!!
I have some experience of building, but that was in NZ!!! with help from family and Friends there!
This I feel is a bit much for me to take on all by myself, probably just me being cautious!!
I know there are possibly 1 or 2,but think it best I let them E or PMl me if they can assist in any way!
PHEW!! Thats worn my typing finger out !!
Time to relax.

Sounds good . Wish I had room to build something like that

Me too.

I have spent nearly six months and still haven't got a door

Mine is 3.75M x 6M internal.

Sounds great Pilkie, I hope you have better luck than I did.

I have sealed the floor and put some shelves up this weekend 8)

Found the door in the local free ads.
Havent actually paid and collected yet ,as I am also keeping an eye on a new still wrapped unwanted one on ebay that is only £99 at the moment!Ends tues morn! XXX fingers I may win that instead!
It should be easy to get a door,as long as your hole is a std single,3/4 or double size, otherwise you will have to have one custom made to fit!

I have another garage built into the house, and the new door has to match the original one.

The new one is 10' wide. It is on order and will hopefully be here on thursday - that is the latest date I have received.

The garage is busily filling up with snow at the moment.

BINGO!!! :D
Have just won the brand new still wrapped one for £206,with full warranty still intact!
Just got to ship it down from Edinbrough, good job its for free as I work for a courier!!

Even if you do not need planning permission for a garage there are still regulations that control what you can do. See http://www.planningportal.gov.uk under domestic properties, follow the link to garages. Max height is the important one. Did anyone see Grand Designs last night. Took the guy 18 months to sort it out !!

QUOTE ME!!
""Fortunately,I dont actually need to get planning permission, BUT!! due to planning rules,I have to abide by,I am going to build in block not wood""
Been there, done that, checked it out!
Consulted a mate on the council who knows whats what!

Put in a good heavy duty power supply , lots of sockets and lights - it's so much easier than doing it later .
Have you thought of having an inspection pit ?

For some reason I am not a pit person! :? Prefer to be on my back on some good carpet with the car raised!!
I am eventually going to have a 4m high pitched ^ roof, and the way it has been designed,I will be able to lift a TR type shell up into it,or possibly get one of those portable 4 post ramps that I can bung in the middle and lift a car with,or slide to the side and park a car on when not in use!!

Sounds really good
How many of us would choose a house purely because of the garage ? I once saw advertised a double garage with a flat above it

I have designed my ultimate bachelor pad!!! "on a napkin"
Its basically an open plan 3 bed property with a good size deck with jacuzzi built into the side of a slight S/W facing slope, with views all round, along a country lane and critically its above a 40ft x40ft garage space!! :D :D

It would be within a reasonable staggering distance if I drank!!
And I dont want too many, any! cars whizzing by my back door at midnight!!
It will however have to be a good walk,or bike ride to a shop,or bus stop if for any reason a car wasnt available!
And not too steep a hill!
So just on the outskirts of civilization

Don't know if pits are 'legal' these days.
However when we built our double garage 9 years ago, we put a pit in. It's nearly 6ft deep (so I can stand up straight) & is around 10ft long......Heaven! Wouldn't be without it (although my project 2000 has spent most of the last 4 years over it!).

The architect who drew mine up told me that pits are illegal now.

From what I have heard about him since, I don't know whether it is true or not.

I have heard that if you do want a pit,it has to have a industrial type venting and drainage system!
You can still buy "as far as I am aware!!!" a fibreglass/plastic moulded all in one pit!!
As nasty gasses from exhausts can accumilate,as can fuel vapour!
Imagine popping in't pit for a look see under the pride and joy, and lighting up a fag!!

BOOM!!
bomb.gif

Good bye you,and the car goes up through the roof!

It's like anything with working on classic cars - always think safety first. I agree that there is a danger with fumes in a pit, but there's a danger with jacking a car up instead. I recently had an axle stand slip as I lowered the car onto it due to the suspension's movement as it settles - the brake disc left a scrape in the floor! Fortunately my leg was well out of the way, but it gave me a scare all the same.

Just be as careful as you can & don't rush things.

Be safe,

Phil. :)

A mate of mine sadly died while fixing his Morris 1000 exhaust leak, back in 1979!
He backed the car up on ramps in the garage! And while it was running went under to bung sealant on the leaking joints!
His mum called him in for a tea break, but no response,so she takes his tea and sarnie out to him!
She first thought he was having a nap,coz he was knackered,so gave him a little kick in the bum! :( When he didnt respond, called the neighbour who happened to be a fireman!
It was sadly too late to save him!!
That was very hard on a big bunch of lads who all messed about with cars, and taught us a very valuable lesson!!
I believe we are all guilty to some extent of taking silly risks, and its a matter of there but for the grace of god and all that!!
:( RIP steve mate!!
